Al Gutierrez, Colliers’s executive managing director, said two new long-term leases -- totaling 6,200 square feet -- have been arranged at 73 Market Street, a building that is part of Forest City Ratner Companies's mixed-use development.

To be located in the 250,000-square-foot office building, Gutierrz said, are: Scarsdale Oral Surgery, a 4,000-square-foot surgery center, and Pearson VUE, a global leader in computer-based testing.

Pearson VUE, part of Pearson PLC and the Pearson Education family, signed a 2,500-square-foot lease on the third floor of the building, he said.

Pearson VUE plans to open its new office by the end of the year.

The new tenants further diversify the mix at Ridge Hill,  Gutierrez said.

He, and Colliers’s senior managing director Ian Ceppos; director Stephanie Coleman; and associate Cameron Paktinat, exclusively represent the landlord.

Colliers said it has helped fill more than 30,000 square feet of space at 73 Market Street; about 50,000 square feet remain unoccupied.

The building’s first floor is comprised of retail and office space; the second floor holds the offices of WESTMED Medical group, one of Westchester’s largest multi-specialty medical practices.

As part of Colliers’s leasing program, the building’s third floor is transforming into a multi-tenanted office space.
