High-Rise Apartments, Retail Space Proposed For Yonkers

YONKERS, N.Y. – A developer inspired by the newly daylighted Saw Mill River wants to build a towering high-rise to complement it.

Yonkers Rising, the development project of self-storage tycoon Nicholas Sprayregen, would be a 24-story retail and residential high-rise on the corner of Warburton Avenue and Nepperhan Street.

It would face Van der Donck Park and “has been designed specifically to complement this new downtown environment,” according to planning documents.

A site plan review scheduled for Wednesday's meeting of the Planning Board was delayed at the developer’s request.

Planning documents show the project would begin in late 2013 with the demolition of several smaller buildings along Nepperhan Street. When completed, the high-rise would house ground-level and first-floor retail spaces. Above that would be a mix of 233 studio and one- and two-bedroom apartments.

The building would also feature a rooftop terrace, an internal parking garage and perhaps a fitness center, planning documents say.

But Yonkers Rising wouldn’t stop there. The developers have proposed a second building on Nepperhan next to the high-rise. This one would be seven stories, with retail spaces on the first and second floors. Above that would be office space. The building would include a parking garage.

The buildings, which together would extend nearly one city block, would be similar in architectural style and appearance but would function as separate structures.

In an attempt to “contribute to a vibrant downtown atmosphere,” the developers say they would include sidewalk awnings, trees, benches, ornamental lights and bike racks.

If all goes to plan, developers say they would like to have the project, estimated at $150 million, to be completed by late 2015. They estimate it would create 363 construction jobs.

That is how prosperous a self storage business can be, until it enables the owner to be able to have the capital to kickstart a high-rise project. The business has indeed become very popular amongst many homeowners when storage arose as a critical factor these past few years. Almost every household is in need of a self storage unit to store away their excessive belongings which have not or will not be in constant usage on a regular basis.

This is soexciting, it's about time Yonkers gets it's turn to shine, being that it's the largest city in Westchester County and somehow it has gotten skipped in the revitalization process. White Plains and New Rochelle has been updated already.
